For many Mississippi families, the land they inherited is deeply personal. It is where grandparents built homes, where children played, where loved ones grew old. It is where memories are stored.
But land is also an asset — one of the most powerful wealth-building tools a family can possess. Across Mississippi, Black families hold millions of acres that represent not just heritage, but genuine economic potential waiting to be unlocked.
The challenge is that potential does not become prosperity on its own. Without a plan, without legal standing, and without access to programs and resources, land can sit underutilized for generations — or worse, be lost to taxes, partition sales, or predatory buyers. When a family clears their title, they gain something invaluable: the legal standing to finally do something with what they own.
For the past five years, we have been supporting families not just on obtaining a clean title but also in helping them develop plans for how to maximize the land that has been in their family for generations.
For us, land preservation is not about keeping land frozen in time. It is about managing it wisely so that it grows in value, supports the family today, and remains intact for the next generation.
The Mississippi Center for Justice provides legal and technical assistance to farmers and families at exactly this stage. MCJ’s team works directly with landowners to:
- Manage their land with a sound, practical approach tailored to each family’s goals and resources,
- Qualify for programs and disaster relief — including federal agricultural programs that have historically been out of reach for families without clear title,
- Develop a land management plan that reflects both the land’s current condition and its long-term potential.
The goal is straightforward: help families increase the value of one of their most treasured assets — sustainably, and on their own terms.
One of the most significant — and most overlooked — opportunities for Mississippi landowners is timber and sustainable forestry.
Mississippi is a timber-rich state. Across the South, forestry is a multi-billion-dollar industry. For families with forested acreage, those trees are not just scenery. They are income. They are a renewable crop that, managed correctly, can generate returns for decades.
Sustainable forestry is about treating your forestland as a living, productive asset that can generate income now while growing in value over time. Here is what that looks like in practice:
- Education first. Understanding how to grow, manage, and sell timber is the foundation. Families who understand their options make far better decisions.
- Professional guidance. Before any trees are cut, a certified forester should walk the land to assess its condition, identify the best timber, and recommend next steps.
- Access to fair markets. There is a significant difference between accepting the first offer from someone who knocks on your door and actively connecting to timber markets where competitive, fair prices are the standard. Families deserve the latter.
- Financial assistance programs. For families who need to invest in land improvements financial assistance programs exist to help. Knowing how to find and qualify for those programs can be the difference between a plan that is possible and one that stays on paper.
Land without a plan is just acreage. Unfortunately, too many families have been kept in the dark, taken advantage of, and pushed to the margins, and that history is part of why Heirs’ Property became such a widespread problem in the first place.
The Mississippi Center for Justice exists, in part, to change that dynamic.
MCJ’s Heirs’ Property team brings legal expertise, technical knowledge, and a deep commitment to racial and economic justice to every family they serve. If your family has recently resolved a title issue — or is working toward doing so — now is the time to think about what comes next. The land has been in your family for generations. With the right plan and the right support, it can be the foundation for generations more.
